How to Use the Carrier Appetite Tool

Benchmark pricing and coverage for a specific asset profile against comparable policies already placed in the market, using the Carrier Appetite tool.

This guide outlines the steps to benchmark pricing for a specific asset using the Carrier Appetite tool.

Step 1: Enter the Asset, Coverage, and Exposure Details

  • Fill in Insured Asset, Coverage, and Exposure for the risk being benchmarked.

  • Optionally narrow the search using the Neighborhood Crime filters.

Note: Only State and Coverage Group are required. Every other filter can be left as “All.”

Step 2: Set Risk Filters and Search

  • Set the Natural Disaster Risk levels ("Severe Weather", "Earthquake", "Hail", "Hurricane", "Tornado", "Wind"), the Hazards checkboxes, and the Coverage checkboxes for the perils and coverages to include.

  • Click "Search".

Step 3: Review the Available Comp Groups

  • Scan the Available Comp Groups list to find the Comp Group – a set of previously placed policies sharing the same asset and coverage dimensions, used as a pricing benchmark – that matches the risk being benchmarked.

  • The best match appears under "Exact Matches", highlighted in green. An Exact Match is a comp group whose dimensions align exactly with the filters entered. Other matches appear under "Other Available Groups", each labeled with which dimension differs (for example, "pre-1980" or a different EGI band).

  • This view shows groups of 3 or more precedent transactions that match the selected filters.

  • Expand a group to see its ROL Distribution and Premium/Door Distribution (25th, median, 75th) and a "Cheapest Carriers" table – the group’s lowest average-ROL carriers, ordered by premium placed.

  • Click "View fact sheet".

Step 4: Review the Fact Sheet

  • Review the pricing benchmarks for the matched segment: Median ROL (Rate on Line, the primary pricing metric shown throughout the tool, expressed per $100 of coverage), Median $/Door (the median premium per unit, or “door,” for the comp group), Median RCV/Door, and the Pricing Distributions for ROL and Premium/Door (25th, median, mean, 75th).

  • Review the Asset Profile (median Units, Sq Ft, Stories, Buildings, EGI, Year Built, Roof Age, Coast Distance) and Risk Exposure bars (for example, Equipment Breakdown, Terrorism).

  • Under Policy Profile, switch between the "Property"/"Liability" and "Carriers"/"Brokerages" toggles to see coverage percentages and which carriers or brokers are active in the segment.

Note: The Coverage and Market Players sections on the Fact Sheet each have a toggle ("Property"/"Liability" and "Carriers"/"Brokerages"). Only one view displays at a time.

What Happens Next?

The pricing and coverage benchmarks from the fact sheet inform how the policy is priced, structured, or negotiated for a new or renewing term.

If the fact sheet shows few or no comparable carriers, reconsider which carriers to approach for that segment.

If no carriers offer coverage in a specific market for a specific segment, a waiver may be needed for that coverage. Follow the How to Use the Waiver Feature guide to track waivers once they have been submitted to the lender.
